Ok, so you're thinking of making a move to a new community and you can't find anything you want on the resale market.  So naturally it's time to explore new home options, but do you need to bring a Realtor with you?  The truth is you don't need a Realtor to represent you when purchasing a home.....but you should!!

I've been selling resale homes in Calgary for 15 years and it always seems to amaze me the answer I hear from other agents regarding their value when it comes to helping clients with a new home purchase.  "I can negotiate a better deal for you", "I can get them to include appliances in the price" or "I'll get them to include blinds or other upgrades in the purchase price".  This is  just simply not true! I have had the luxury of working with one of the top award winning builders in Calgary for 9 years now and I can tell you they often won't negotiate, and that's my experience with all builders.  That doesn't mean you shouldn't try! And it doesn't mean they won't negotiate, but more often than not this is the case.  And let's face it, you can ask for all these items yourself and you can certainly try to negotiate price yourself.  You don't need a Realtor to do that! So why then do you need a Realtor?

Where's The True Value of a Realtor When Building a New Home?

Where I truly believe our value comes in is during the selection process.  Realtors understand that one location over another location will bring a greater return come time to sell.  We understand that although there are 4 elevation options at 4 separate price points the value of those elevations come time to sell may not be worth the added money up front.  What about floor plan? Size does matter!  If a larger floor plan costs less then the return come time to sell it's probably worth it.  And then there's upgrades, certain upgrades will increase the value of your home more than others.  

Now I understand that you're not necessarily thinking about selling the home you are about to buy, but the truth is you'll likely be selling it at some point down the road.  Far to often I go into homes that were "over upgraded" and now the home is very difficult to sell.

Recently we were asked by our builder partner Hopewell Residential to build a spec home for them.  Our goal was to build a home that would appeal to todays buyer, sell within a quick time frame and most importantly sell at a price that the market could bare and that the builder would be happy with.  This was an incredible experience, one I won't soon forget.  It was interesting doing this process from the perspective of a Realtor rather than that of a home buyer.  I have built homes personally, and I have "over upgraded" my own homes.  It's easy to get caught up in the emotion and excitement of buying a new home, but don't do it at the cost of creating a home that's impossible to sell in the future.  And yes, if your wondering the home sold, at the price the builder wanted and the market was willing to pay.  It didn't even hit MLS before it was snapped up by a buyer!
